Project Overview:
This site was sold by Santee Cooper to Refuel as the first lot of a large future development area. The side roads were already installed around our site which presented a need for careful operation in and out of the site to not damage the existing infrastructure. Some site lighting and electrical were already installed along the road which created a situation where we had to rework the Sewer design with the engineer last minute. Surveying became an issue and took some coordination considering at least 3 different surveyors worked in this area over the years and all data on the Civil Plan did not line up neatly with the existing bike path/roads/curb that were installed before we broke ground. JWC worked carefully along with the GC and Santee Cooper to determine the correct survey information to ensure the parking lot and utilities were installed in exactly the right location. The details from the Geotech report, plus pot holing led to an understanding that a muck and backfill of nearly 5000 CY of dirt was necessary to establish a quality surface on which to build this building and parking lot.
Challenges & Details:
3’ to 4’ of unsuitable soil was found across structural areas by Geotechnical testing and observation. A large amount of Muck and Backfill was needed last minute to create the necessary building pads in a quality suitable to continue with building construction. JWC worked quickly to create a plan to move the material in and out with minimal impact on the rest of the site progress.
As the first lot sold by Santee Cooper in their larger development plan, this project was a visible anchor and starting point that needed to be kept clean, in order and on schedule. In so doing, JWC was able to contribute to helping showcase the Camp Hall Area for future developers throughout this project construction.
