Project Overview:

Our client, a thriving development firm, has embarked on an expansive housing project involving the construction of over 500 homes across multiple phases. As part of this effort, they have initiated a new phase of the Carolina Groves Community in collaboration with JWC. This phase requires a comprehensive array of services, including sitework, grading, and the installation of water, sewer, and stormwater systems. The project demands meticulous coordination with multiple contractors and adherence to a tight schedule.

The development covers a 39-acre site located on the former nursery grounds on the east side of US Highway 52 near Moncks Corner, SC. Upon completion, the project will feature four new roads within the community. The grading work is substantial, involving the excavation and relocation of over 100,000 cubic yards of earth to meet the designed site plan. A significant challenge was to elevate half of the site by approximately 4 feet while lowering the other half by about 3 to 4 feet, creating a balanced foundation for 136 new homes. Additionally, the project includes the excavation, grading, and stabilization of three new ponds, totaling three acres in size. A requirement of pond slope stabilization before utilities could start was brought up by the county which led to discussions with the developer about the most cost-effective solution with the best end result. At the end of the discussion it was determined that installing temp irrigation along with permanent sod was the best solution.

A critical aspect of the project is the protection of the surrounding wetlands during construction. JWC was able to maintain all of the necessary SWPPP elements while this large construction project progressed. This project also involved a 20-inch jack and bore element at depths between 18 and 20 feet, under a culvert and existing ditch to connect the new deep sewer line to an offsite manhole. Another essential component was the installation of a 30-inch jack and bore, extending 180 feet beneath Highway 52, to link the new community with the existing 12-inch water service. 

To accommodate the increased traffic generated by the new community, the South Carolina Department of Transportation (SCDOT) required the addition of several new turn lanes. In partnership with Truluck Construction, JWC constructed these lanes, including the widening of Mt. Pine Road at its intersection with Highway 52, a deceleration lane from northbound Highway 52 onto Verbena Way, and a turn lane for southbound Highway 52 onto Verbena Way. Additionally, berms will be installed along Highway 52, which will be finished with a walking and biking path that will connect to other phases of the larger Carolina Groves project.

Challenges & Details:

Site challenges included moving over 100,000 cubic yards of dirt and materials directly on and off fast moving Highway 52 while maintaining a clean and safe highway per SCDOT standards.
