Tucker Tract Phase 2

Conveniently located off Highway 61 in Ridgeville, SC, the Phase 2 development of Tucker Tract will add 92 new single‑family homes to the 64 homes completed in Phase 1, bringing the total to 156 residences. Ridgeville, less than an hour from downtown Charleston, is known for its small‑town character, guided growth, and commitment to preserving its historical, cultural and natural heritage, making it an appealing setting for families and future neighborhood growth.

A primary challenge on this project was moving more than 80,000 cubic yards of earth from three new ponds and the front project area to the rear project area, separated by roughly one‑third of a mile and the existing Phase 1 subdivision. JWC’s Ridgeville excavation team used large off‑road trucks with capacities of 20–25 cubic yards—compared to about 16 cubic yards for standard dump trucks—to move material efficiently and keep on‑site dirt operations progressing smoothly.

As with any Ridgeville sitework project, water management was critical to maintaining schedule, especially with extended periods of rain. Effective control of on‑site water flow helped protect the work and keep production on track. Despite persistent wet weather, the project stayed on schedule and is expected to finish ahead of plan.

Ongoing collaboration between the developer, engineer, and JWC project team has been central to delivering these 156 new homes for Ridgeville. That partnership helped the neighborhood grow in a way that fits the community’s character while providing needed residential capacity.
