Project Overview:

Conveniently located off Highway 61 in Ridgeville, SC, the phase 2 development of Tucker Tract is poised to introduce 92 new single-family residences, supplementing the 64 homes in Phase 1, culminating in a total of 156 new single-family residences. Ridgeville, less than an hour from downtown Charleston, is a town defined not merely by geographic boundaries but by the shared values cherished by its residents. Embracing small-town values, guided growth, and the preservation of historical, cultural, and natural heritage, Ridgeville stands as an ideal haven for families and businesses alike.

The primary challenge of this project lies in the strategic movement of over 80,000 cubic yards of earth from the excavation of three new ponds and the front project area to the rear project area, separated by approximately 1/3 mile and phase 1 of the subdivision. Overcoming this challenge involves the efficient use of large off-road trucks, enabling faster dirt transport compared to standard dump trucks. Each off-road truck boasts a capacity of 20-25 cubic yards, surpassing the 16 cubic yards carried by conventional dump trucks. JWC has adeptly managed the on-site dirt movement, ensuring seamless progress.

As with any site work project, weather conditions can significantly impact the schedule if water is not effectively managed on-site. The primary goal is to proficiently control water flow to ensure overall site success. JWC takes pride in meticulous site management, and despite persistent rainfall over the past few months, the project remains on schedule and is likely to be completed ahead of schedule.

The ongoing collaboration among the developer, engineer, and the JWC project team underscores the commitment to bringing these 156 new single-family residences to the charming and picturesque Ridgeville, SC. This collaborative effort ensures not only the completion of the project but the realization of a community that seamlessly integrates with the values and ethos of Ridgeville.

  • Phase 1 = 64 lots (by others) / Phase 2 = 92 lots (by JWC) / Phase 1 & 2 = 156 lots total /
    Approximately 97.0 acre site for phase 1 & 2 with wetlands, etc.
  • Phase 2 is separated into two separate areas with phase 1 positioned between those two areas
