Project Overview:

Situated off Six Mile Road in Mount Pleasant, SC, Watts Park will bring 28 new single‑family homes to an 11.62‑acre site, designed around a single roadway that ends in a cul‑de‑sac and a pond focal point. The vision is a small, close‑knit neighborhood that blends new construction with an established, natural setting.

The site previously operated as a mobile home park with a worn dirt road and a small pond in poor condition. One of the first priorities was to clean, expand, and reshape the existing pond, turning it into an attractive centerpiece for the new community. JWC addressed litter and debris while keeping the pond functional during construction and minimizing disruption to nearby residents.

The former dirt road has been transformed into a modern asphalt‑paved street that terminates in a cul‑de‑sac overlooking the upgraded pond. Alongside the roadway improvements, JWC enhanced the local storm drain system and installed new water and sewer infrastructure, all while working to preserve the character and natural beauty of the area.

The core objective of the work was to preserve and enhance the pond and stormwater function while delivering a safe, welcoming residential street network. The combination of the new asphalt roadway, cul‑de‑sac, and water feature creates a warm, family‑friendly environment for future homeowners. Through collaboration between the developer, engineer, and JWC’s Mount Pleasant sitework project team, the site is now ready for homebuilders and buyers seeking a balance of modern convenience and natural charm.

Challenges & Details:

  • Property located off Six Mile Road in Mount Pleasant
  • Existing pond had to be partially filled, enlarged and reshaped to serve the new development
  • Original site conditions included a mobile home park and degraded dirt road that required full redevelopment
